This project presented many challenges. As with any large custom home, meticulous planning is required. The larger the home, the more ducts, and the higher the possibility for bulkheads. Minimizing bulkheads was a priority. Bulkheads were kept away from middle of the room. Where necessary ducts ran underneath joists along beams that already required bulkheads. Above the Upper Kitchen Cabinets the homeowner was planning to build a bulkhead to minimize the empty space above due to having 12 foot ceilings, so we ran a main branch there to hide it. The mechanical room was also used as a center to run many of the ducts to the 2nd floor minimizing bulkheads in the living spaces of the basement.
After the old home was demolished and excavation was completed, the original basement called for 9 foot ceilings. The soil however was deemed not up to par with what was required to support a house of this size. Excavation continued for another 3 feet until the surveyors approved, and that left the basement with 12 foot ceilings. This made us re-evaluate and recommend to the owner dropping all basement ducts to the floor to better heat the area.
